Another Data Center joins the Southeast Mesa Cloud Complex, Built in Multiple Phases

Novva Data Centers, a leading-edge data center company known for its sustainability-focused facilities, has unveiled plans to build a $3 billion data center campus in southeast Mesa. 

The massive campus will be developed in two phases over the next decade, with the first phase expected to launch in late 2026. Upon completion, the facility will feature five data halls, an office building, and a warehouse with a total footprint of 1.3 million square feet. 

The project, located on 160 acres outside the Loop 202 at the northwest corner of Ellsworth and Warner roads, represents Novva’s first foray into Arizona and marks its sixth site overall. 

The facility will boast a water-free air-cooling system, which is projected to conserve up to 650 million gallons of water annually—a significant advancement over traditional cooling methods that typically waste large volumes of water. In comparison, a conventional data center of similar size would discharge approximately 350 million gallons of wastewater into municipal systems each year. 

The campus will also incorporate several environmentally friendly features, such as high-density deployments for direct-to-chip cooling applications, chilled water loops with recyclable polypropylene pipes, and the use of 2nd generation biofuel and hydrotreated vegetable oil in backup diesel generators to reduce emissions.  

Additionally, heat-reducing asphalt sealants and ultra-reflective coatings will minimize the heat island effect, while rainwater capture systems will support the establishment of desert landscaping. 

As the East Valley continues to grow, Novva’s presence will not only bring jobs and technological advancements, but also set a new benchmark for environmentally conscious construction.
