Stradling Mesa and Gilbert, Power Road between Guadalupe and Loop 202 San Tan has long been less developed than other areas in Southeast Mesa, but that is changing.
After more than three years of anticipation, Cannon Beach, the highly anticipated surf park and entertainment destination in southeast Mesa, is a 37-acre project at the southeast corner of Power and Warner roads with 500,000 square feet of retail space, restaurants, and attractions, including a surf lagoon, a 17-foot cliff-diving lagoon, LIVE Hydration Spa, Moku Hawaiian Grill, Hi5 Nails & Spa, and The Fresh Monkee.

Two hotels will also be part of the Cannon Beach experience: an Aloft Hotel by Marriott and a four-star Cannon Beach-branded hotel, designed with inspiration from the beach towns of Southern California and Hawaii.
The corner of Elliot and Power is set to get busier, with the construction of the Fry’s Marketplace-anchored center on the NWC by Cactus Yards Sports Complex, which will also include a Salad & Go, a Jersey Mike’s, and Black Rock Coffee. The NEC Corner will have a Take 5 Oil Change, and the SEC will have an EOS Fitness anchored center with an Aldi, McDonalds, and 7-Eleven.
The southwest corner of Elliot and Power down to Warner is the site of a 300 acre, $1 Billion mixed use development called “The Ranch” which was approved last year by the Gilbert Town Council.
Most of the development, which sits mostly in the landing pattern for Phoenix-Mesa Gateway Airport, is industrial, with 221 of the 311 acres dedicated to industrial projects.
The rest of the development include 50 acres of commercial space, much of which will be along Elliot Rd and the SWC of Elliot and Power. 35 acres are set for residential, which includes 750 multifamily units. There is an additional 16.6 acres of open space between the residential neighborhoods and industrial projects.
