A four-unit commercial condominium subdivision is officially in the pipeline following approval by the Mesa Planning and Zoning Board. The project, located on a 40-acre parcel roughly 1,600 feet south of the intersection of East Elliot Road and South Everton Terrace, received unanimous preliminary approval on April 23.
The subdivision, known as the EdgeCore condo project, was approved in a 4-0 vote. Board Chair Benjamin Ayers and members Jayson Carpenter and Chase Farnsworth were not present during the session.
The site lies within development units 5 and 6, positioned just south of the Eastmark master-planned community. According to Mesa Planner Kwasi Abebrese, the site already contains one completed data center and a Salt River Project (SRP) substation. Two additional buildings are under construction.
“The preliminary plat outlines four units,” Abebrese explained during a pre-meeting study session. “Units one through three correspond with the footprints of the data center structures, while unit four encompasses the existing SRP substation.”
The application was submitted by Alex Hayes of the law firm Withey Morris Baugh PLC on behalf of the property’s owner, MECP1 Mesa 1 LLC. EdgeCore initially received approval for a multi-building data center campus in December 2017. A minor site plan update, approved in November 2023, allowed for phased development of the property.
A project narrative provided by the applicant stated that the condominium plat is essential for securing financing and progressing the development in line with the city’s prior approvals.
“The platting process supports financial planning and allows for execution of the larger vision that has already been vetted by Mesa officials,” the narrative explains.
The Planning and Zoning Board—comprised of seven members serving staggered three-year terms—advises the city council on zoning requests, land use plans, and updates to the municipal development code.
The EdgeCore development continues to contribute to Mesa’s growing presence in the data center and tech infrastructure space.
