MESA – Earlier this month, discount grocery chain Aldi secured land in Mesa to construct another store in the bustling East Valley of Phoenix.
The German retailer, headquartered in Illinois, launched its first Arizona store in 2020 and now boasts over a dozen locations, with more planned. According to real estate database Vizzda LLC, Aldi purchased three acres at the southeast corner of Power and Elliot roads for $2.4 million. This site, situated on the Mesa-Gilbert border, is set for a new store at Avalon Ranch, a 14-acre mixed-use development by Scottsdale’s Avalon Development. Plans include a 19,000-square-foot Aldi alongside tenants like EOS Fitness and McDonald’s.
Aldi is expanding its presence in the Valley with multiple projects, including a regional office and distribution center in Goodyear, enhancing their capacity to support more stores across Arizona.
Expanding Through Former 99 Cent Only Stores
Aldi’s growth strategy includes acquiring former 99 Cent Only stores, which closed Valley-wide in 2024. Recently, Aldi signed a lease for a Scottsdale location at Indian River Plaza, as noted by the Maricopa County Recorder’s Office. Additionally, Aldi plans to renovate a former 99 Cent Only outlet at Greenfield Road and Main Street in Mesa.
Another former 99 Cent Only site at Gilbert and Southern roads in Mesa is also being redeveloped for Aldi. Maricopa County records indicate a 10-year lease on the 25,225-square-foot space. Last summer, Aldi bought a former 99 Cent Only store in Phoenix at 7830 N. 12th Street for $3.8 million.
The Business Journal has covered Aldi’s ongoing developments in areas like Gilbert and Maricopa. Initially, before opening stores, Aldi acquired land for a distribution center in Goodyear. This project now progresses, featuring a 549,000-square-foot warehouse and a 29,000-square-foot office space.
