A long-awaited Medina Station retail and housing project is taking shape at the southeast corner of Signal Butte and Southern The 64-acre site will feature a modern retail center anchored by Target and Dick’s Sporting Goods, along with a mix of retail and restaurants.
Plans call for up to 305,335 square feet of commercial space, including two major retail spaces, four shops, and five or six sit-down restaurants collectively branded as “restaurant row.” According to Simon CRE who is overseeing the retail development, leases have been executed for Boot Barn, US Bank, Zupas, Hawaiian Bros, Zara Nails, Good Vets, and Einstein Bros. Bagels.

The master-planned site also includes a 23-acre portion dedicated to multi-family housing, with approximately 650 units in three- and four-story apartment buildings. Bela Flor Holdings, led by President Hudd Hassel, will oversee the residential side of the project. Hassel has highlighted Medina Station as a significant investment in east Mesa’s growing market, projecting a $400 million boost to the area’s economy. Residents have long expressed frustration with the lack of local retail and dining options, so developers hope the combination of big-name stores and smaller eateries will satisfy demand for nearby amenities.
A “desert modern” architectural style will unify both the residential and commercial areas, and the site will also feature a walking or jogging path connecting the apartment community to the shopping district. The city has limited drive-thru restaurants to three, allowing two additional restaurants to offer pickup windows.
This will become Mesa’s fifth Target location — and the first new one in over two decades. Developers are optimistic that the scale and variety of Medina Station will meet local residents’ needs and establish a retail hub for both east Mesa and its surrounding communities.

In addition to the large anchor stores, prospective tenants aim to create a vibrant dining destination. Restaurants ranging from 3,000 to 10,000 square feet will be spaced along a landscaped row, complete with outdoor seating and pedestrian-friendly walkways.
With the assurance that more details and retailers will be announced over the coming weeks, many east Mesa residents are looking forward to a future where essential shopping, casual dining, and new housing options are just steps away.
