A 32-acre site near Mesa Gateway Airport is gearing up for a major transformation into a new industrial and commercial hub designed to boost employment and support regional growth.
The development, called Gateway Park, will rise at the northwest and southwest corners of Ray and Hawes Roads in Mesa. Plans call for two industrial buildings totaling roughly 235,600 square feet, each exceeding 100,000 square feet. The project, led by Phoenix-based Kitchell Development Co. and owned by Mesa Airport Growth Properties LLC, received Mesa City Council approval for rezoning and a development agreement on Oct. 6.

Flexible Space Designed for Modern Industry
Gateway Park will feature specialized, mid-scale industrial buildings offering smaller, more flexible bays ranging from 25,000 to 60,000 square feet. This design provides space versatility for a variety of tenants — from light manufacturing and logistics to office users — along with expandable power capacity to meet future needs.
Developers say the project was designed to bridge the gap between massive distribution centers and denser commercial zones, introducing a product type that supports both growth and adaptability.
Strategic Location Near Mesa Gateway Airport
The site is surrounded by several vacant parcels to the north and east and sits adjacent to Gateway East, a 263-acre mixed-use project that blends industrial, office, and retail space. The proximity to Phoenix-Mesa Gateway Airport, which has plans for an eastern terminal expansion, further positions Gateway Park as a key part of the area’s long-term economic vision.
According to project documents, Gateway Park “creates a logical transition from large-scale industrial development to future commercial areas, forming a cohesive employment hub for the region.”
Phased Development to Align with Regional Growth
Construction will occur in phases, beginning with one of the two industrial buildings and off-site improvements. Later stages will unfold over time, influenced by nearby development progress and the airport’s future terminal relocation.
Developers expect the commercial component of the project to evolve flexibly, adapting to market demand as the surrounding area continues to expand.
“The Gateway Park plan embraces a refined, adaptable approach to light industrial design,” the proposal states. “Rather than focusing solely on large ‘big-box’ users, the project introduces modern, scalable space for multiple industries within one cohesive site.”
