Developer CRG plans to build up to 4 million square feet industrial space in Mesa

More storage is coming to Southeast Mesa with a massive $300M The Cubes storage facility to be built at Pecos and Germann. The first buildings will be completed by the end of 2022. 

Development firm CRG and national real estate had acquired on 268 acres in the southeast Valley and plans to build up to 4 million sq. ft. of industrial space on the property. They had already started constructing The Cubes at Glendale, which is around 5.5 million sq. ft. of space near Loop 303. 

Mark Sonnenberg, CRG’s senior vice president said, “There is definitely a shift of larger requirements in the southeast Valley and there is a tenant size that is not being satisfied right now.” 

CRG will not have to apply for new zoning for the project but is expected for the permitting process to take a few months.  

He also added, “One of the things we are most excited about is the diversification of the user requirement in the market.” 

The development will be constructed by CRG’s parent company Clayco, with Lamar Johnson Collaborative as architect and will be located just south of the current construction AZ 24 freeway expansion. 

Steve Larsen, a managing director at JLL said, “Industrial projects in the Gateway submarket are growing larger and, in many cases, are being leased up before construction is even complete – an indicator of the area’s maturation as a strategic industrial location with great connectivity and a premier labor force.” 

Mayor John Giles said, “The Cubes at Mesa Gateway is in good company, joining a growing list of developments choosing to locate in Mesa. This is also timely and exciting addition to the Gateway area and for the southeast Valley, to help accommodate the growth and need for space for large users.”
