A major shift is underway at the busy intersection of Power Road and Elliot Road in Mesa, where a new commercial hub is taking form — anchored by ALDI and complemented by a host of shops, restaurants, and services that signal broader economic growth in the East Valley.

ALDI to Anchor New Mixed-Use Development

Discount grocery chain ALDI recently purchased roughly three acres on the southeast corner of Power and Elliot roads for about $2.4 million, according to public property records. The land acquisition is part of the grocer’s ongoing expansion throughout the Phoenix metro area. The new ALDI store is planned as part of the mixed-use project known as Avalon Ranch, where it will serve as the primary anchor tenant.

City planning documents show the site will accommodate a roughly 19,000-square-foot grocery store alongside a variety of other commercial tenants, bringing new retail options to the rapidly growing East Valley community.

A Retail and Service Hub in the Making

The development site, as mapped above, includes multiple lots set aside for a range of uses:

  • Lot 1 — ALDI
  • Lot 2 — EOS Fitness
  • Lot 3 — 7-Eleven convenience store
  • Lot 4 — McDonald’s
  • Lot 5 — Taco Bell
  • Lot 6 — Valvoline Instant Oil Change
  • Lot 7 — Dutch Bros Coffee

This configuration shows how the corner is being transformed into a high-traffic retail hub that combines everyday necessities (groceries and fuel) with quick dining, fitness, and services — all within a short walk or drive of each other.

Expansion Reflects Broader Growth Trends

ALDI’s move into this piece of Mesa aligns with the chain’s broader strategy of rapidly increasing its footprint in metro Phoenix. The German-based grocery retailer first entered Arizona in 2020 and has since expanded to over a dozen locations, with more under development.

In addition to the Power/Elliot site, ALDI is also planning another store at the southeast corner of Greenfield Road and Main Street in Mesa, repurposing a former 99 Cents Only store under review by the Mesa Design Board.

Beyond Mesa, ALDI’s growth isn’t slowing on a larger scale. The company has announced plans to open more than 180 new stores across the United States in 2026, including an aggressive push in Arizona with about 10 new Phoenix-area locations planned as part of its national expansion strategy.

What This Means for Local Shoppers

For residents of Mesa and surrounding East Valley communities, the new development at Power and Elliot means:

  • More affordable grocery options, with ALDI’s value-focused model attracting cost-conscious shoppers.
  • A convenience-oriented retail cluster serving commuters and nearby neighborhoods.
