Developer Lennar Arizona proposed a community project for 476 homes covering an area of 94.2 acres near Recker and Warner roads. Town Council already approved Phase 2 of Warner Meadows for 163 townhomes.

Project proposals had been rejected over the past few years since 2018 but Lennar Arizona has been allowed to make new proposals for the site.

Several changes on rezoning such as reserving 30.6 acres of land for industrial development and balancing the use of land for residential and commercial was made in order to get support from the Town Council and the Planning Commission.

Recreational amenities and facilities such as pools, playgrounds and picnic grounds will also be featured in the master-planned community project for its 20.97 acres of open space.
